President's Message - Scott Slaughter ABM Furniture

As a Facility Manager, It is your duty to maintain your facility. You do the mundane task that most people don’t recognize or appreciate. You do your job and make sure that everything runs smooth, the lights are on, and the temperature is controlled and comfortable. I would like to think that sometime, someone stops to say thank you.

 I would offer as we enter the holiday season that we start by recognizing the facility managers of Freedom. There are those among us who have sacrificed so that we as a country can enjoy the results of their efforts. They do their jobs as a sense of duty and more times than not it goes by unnoticed. This is being published after November 11th but we can recognize our veterans any and everyday and simply thank them for their service. I would say that it is our duty to do that. I know that I personally should do it more.

Hello IFMA Austin! I hope this newsletter finds you all healthy and happy! Can you believe that we are almost to the end of 2011? What a BIG year it has been! As 2011 is coming to a close, it is a good time to reflect back on some of the major events that occurred.  This year we saw one of the 5 worst earthquakes on record hit Japan triggering a devastating tsunami with waves over 130ft; Osama Bin Laden and Moammar Gadafi were both killed; Catastrophic wildfires burned thousands of acres in Central Texas and most memorably, Kim Kardashian got married.....and then filed for divorce 72 days later. :)

Seriously folks, as we near the holiday season, it is important to take the time to reflect on things we are most thankful for. I challenge all of you to write a gratitude list and set aside a few minutes each day to add something to that list. It can be something profound or something very simple. Today I am thankful for my family, friends, my dog Dani, my job and the handful of folks who read this newsletter. :)  What are you thankful for? Who are you thankful for? Make sure they know.......

On to business......

Despite the 100 degree heat, nearly 100 golfers showed up at Twin Creeks on Monday September 26th for the Annual IFMA Golf Tournament. Congratulations to Ben Monzingo, Billy Carney, Casey Landers and Stephen Craig on the Gulf Coast Paper Team for winning 1st Place. The big prize winners of the night were Crystal Green with Southpro Restoration, who won the diamond earrings and John Conkling with Idealease who won the TX/OU tickets. A big thanks to Crystal and her committee for putting it all together and also to all of our sponsors who made the tournament possible. Special thanks go out to Terry Swets and CORT for being the tournament sponsor.

We had a great Professional Mixer at NXNW on Oct. 20th.  In fact, it was the most memorable Professional Mixer we ever had!  In case you don’t know, IFMA Austin has professional mixers for the facility management professionals to get together for networking and to discuss FM issues.  We try to have one each spring and fall.  This is a great way to get to know other facility managers in the Austin area.  We will have another one in March or April.  Trust me, you don’t want to miss another Professional Mixer!  “What happens at the mixer stays at the mixer!” - Jill Cogburn

Several IFMA members toured the new City of Austin Animal Shelter on Levander Loop on Oct. 27th.  The new animal shelter will be moving the animals at the end of this week, with a soft opening on Nov. 12th.  What a neat facility!  The new animal shelter is certified LEED-Gold NC and has some great design ideas built in:

  •   Stained concrete floors for ‘accidents’

  •    Indoor cat & dog runs have segmented AC systems, so any airborne illnesses won’t be transferred

  •    Indoor/outdoor cages for larger breeds have Astroturf installed.  Urine will be washed through and solids picked up.  Our tour guide said the Astroturf had a 25-year warranty.

  •    All cages are well-lit, which helps adoption rates.

  •    A pet with a toy in his/her cage (not evening playing with it!) is 50% more likely to be adopted

  •    Irrigation heads are pink to show they are using reclaimed water

  •    Indoor vacuum system is built in

  •    Surgery center is state-of-the-art and includes built-in oxygen lines, secure med storage and 2 operating rooms.

ATTENTION!!!! - On Friday, November 18th, from 8:00 am to 1:00 pm, we are asking for volunteers to help with the following projects at Sammy’s House, 2415 Twin Oaks Drive, Austin, Texas  78757: 

1.         Make improvements to the classrooms by organizing toys and building indoor classroom gates.

2.         Install a screen door in one of the classrooms.

Life Lessons Learned from Dogs

  • If you stare at someone long enough, eventually you get what you want.
  • Don't go out without ID.
  • Be direct with people. Let them know exactly how you feel by peeing in their shoes.
  • Be aware of when to hold your tongue...and when to use it.
  • Leave room in your schedule for a good nap.
  • Always give people a friendly greeting (like a cold nose in the crotch).
  • When you do something wrong, always take responsibility (as soon as you've been dragged out from under the bed).

On Friday, October 7th

We had a special visitor at Texas State Round Rock the other day.

The animal control person couldn’t pull him out from behind the conduit, but after a quick shower, he left.

He stopped by the storm drain and tried to go down.   A little more water and he vanished around the corner into some bushes.  By this time he was probably out of ammunition. 

They don’t see much beyond 10 feet which is their offensive range.  This explains the road kill.

Like a revolver, they have six shots, and it takes 10 days to fully reload.

Since it’s not like a Western, they can be reluctant to expend ordinance.

Since they wear a black hat, don’t trust them. 

Our nose can detect the stench at only 10 parts per billion. 

When I was in school, I remember people having pet skunks. 

They are still legal pets in Oklahoma but are illegal in Texas for fear of rabies.k

All recorded cases of human rabies from 1990 to 2002 were attributed to dogs or bats.

Increased business spending will provide a healthy kick to the economy in 2011. Although companies have already restocked inventories depleted during the recession, investment in equipment and software is likely to match last year’s gain of about 15%. At the same time, spending on buildings will level off, following a three-year steep decline.

Credit a souped-up tax break approved by Congress in early December for some of the increase on equipment spending. Lawmakers OK’d a provision that allows businesses to expense 100% of the cost of assets put into use this year. Of course, some of that spending will be “borrowed” from next year -- moved forward to take advantage of the tax break and therefore reducing growth in 2012 spending.

Although conditions are improving in construction, high vacancy rates for offices, industrial space and retailing will keep a lid on spending for the year. Demand for new space won’t rise until job growth increases substantially, not likely until next year.

Durable goods orders fell in December, reflecting a slower pace in business spending growth in the second half of 2010 than in the first half. Most of the decline came from civilian aircraft. Orders for machinery and motor vehicles were strong, but most sectors were flat or down, including computers and electrical equipment.

FEATURED FACILITY - HARTE HANKS

 

    What is the name of your facility? Harte-Hanks Response Management

 

    What is the total square footage managed? Good Question.  My lease says 83,360 SF but the Travis CAD says 83,544 SF.  Since my rent is a flat rate, I will worry about the difference another day.  I also have facilities in Texarkana and Shawnee, KS that I support. 

 

    The average age of your building? The building was built in 1994 and expanded in 1996.  In 2010, we performed a complete remodeling of the building while occupying it.  We converted over 22,000 SF of warehouse to office space and shuffled our people around to open up new areas to remodel.  It was practically a shell-building remodel 

 

    In a sentence, define your FM strategy. Something along the lines of the Little Dutch Boy 

 

    What sets your facility apart from your competition? Compared to other call centers, we have ample parking and a feeder route off the CapMetro light rail line 

 

    What is your greatest FM accomplishment? Probably the recent 2010 remodel, keeping a call center running while remodeling every inch of space made for some long days and weekends 

 

    Describe the single biggest challenge within your facilities. Like most people, there is a lack of money dedicated to Facilities.  Budgets will get trimmed arbitrarily, which makes delivering consistent service a challenge

 

    What is your corporate view on sustainability? Sustainability is always weighed against dollars.  If the sustainable decision is in the neighborhood of a financial decision, the corporation will view sustainability favorably.  Sustainability is not something easily paid for. 

 

    What impact is sustainability having on your facility and the way you manage? During the 2010 remodel, I was able to incorporate sustainable features into the building (white roof, more efficient lighting and HVAC, occupancy sensors, HVAC management controllers and economizers).  Even though we added over 22,000 SF of space, our energy usage has only increased about 2.5% and our bill is lower than the combined bills for our previous locations.

 

    What is the most significant FM lesson learned? You can never know where to set a thermostat.  With my new energy management system, we are letting individuals control the temperature within a certain range.  While 74 is the norm, there are several areas where the stats are set to 76 degrees.

 

    When a customer enters your facility, describe the experience you want for them. I would like our customers to see a neat, clean and organized facility.  Despite the high turnover that can plague call centers, we try to get a bright, open and relaxed facility for people to enjoy.

 

 

Evaluating potential impact of Stage 3 water restrictions

Officials with Austin Water say the city is headed for Stage 3 water restrictions.

Sprinklers are still allowed once a week in Austin under the current Stage 2 restrictions, but under Stage 3, residents would only be allowed to water once a week by hand.

The latest forecast from the Lower Colorado River Authority has Austin reaching its steepest restrictions by January.

Austin Water Director Greg Meszaros briefed the city council Tuesday on some of the concerns he has about Stage 3 restrictions.

"I'm concerned that maybe things are worse than we think and the LCRA may be indulging wishful thinking here," Austin City Council Member Bill Spelman said.

Under Stage 3, car washes would only be allowed to operate from noon to 5 p.m., and builders could be forced to scrap landscape plans for more drought-tolerant options.

Meszaros says his department is looking at offering variances for water-wise landscape options.

"We know that we are in a difficult drought and it may be with us for a very long time. We are going to take and plan for steps to manage through this drought," he said.

According to Austin Water, the total amount of water used by its one million customers is only about one-fourth of what rice farmers use downstream.

The LCRA plans to cut off farmers if water levels in the Highland Lakes continue to drop.

Meszaros says the restrictions will not endanger Austin's tree canopy and businesses. Those are considerations he's keeping on the forefront as Stage 3 approaches.

The current drought restrictions were created in 2009 as part of a plan to conserve water use overall.

Austin Water officials hope to return to the council with any changes to the plan in December.
