Sweeping Changes in Store for IFMA's Austin Chapter

Well, maybe not that sweeping, but we got your attention, didn't we?

First, a tremendous "Thank You" to Mary Duke for her 4+ years of continuous service as your newsletter editor. Mary will be on her way to Denver to join her husband who has been working there. Thanks, Mary, and best of luck! Thanks also for setting the bar so high for your successor (grumble, grumble).

As your new editor I will attempt to pass the buck be deferring to you, fellow members, for content ideas and actual text in future issues. Why? I'm new to Austin and even newer to our IFMA chapter. Think of me as that eager intern, enthusiastic and open to suggestion. I will be driven, though, by attempting to serve our membership as a whole. I see our newsletter as an important communication tool, with possibly a light entertainment factor, that would add to the attraction quotient of IFMA to potential new members.

You'll see two new pieces in this issue. One is called Performance Review (got your attention again) and will profile one of our professional members. Cold Call profiles one of our associate members. Each will be question & answer format. You see, that way I don't have to write, just ask you to!

So, my fellow members, if you have an idea for a regular feature, an interesting subject, or something funny that the membership could relate to, I'm all ears. Other changes? Oh yes, it's almost election time for our chapter. Please look in an e-mail box near you, preferably your own e-mail box, and cast your ballot promptly. It's your chapter, and it's great thanks to its membership.

Performance Review Q & A with Mark Wendland, Facility Manager for Texas Guaranteed Student Loan Corporation

Provide some insight on your Employer/Company's core function/service.
We guarantee student loans for the U.S. Federal government. Created by the Texas Legislature in 1979, TG is a public, nonprofit Corporation that administers the Federal Family Education Loan Program (FFELP). TG is the fourth largest guarantor in the U.S. In Texas, we maintain 85% of market share.

Identify Company's total number, sq. ft., types, and locations of offices, e.g., corporate, industrial, owned, leased, downtown, suburban, local, regional, international.
Our owned Round Rock three story office facility, (195,413 sq. ft, on 7.25 acres) is our corporate headquarters. We are in
the process of purchasing a 40,800 sq. ft. distribution center/industrial space in far north Austin. We currently lease half
of this space. We also have approximately 20 team members who work from their home offices in other states.

What are your primary job functions?
Coordinate space planning/modular furniture/construction and space/cubical assignment. Accountable for facilities
services including: Effective management of building/property operations, physical security, and facilities services.
Preparation, review and selection of RFB's, development of scopes of work, contracts and schedule management.
Ensures facilities SOP, O&Ms and policies are current and in effect.
Development and implementation of operating, maintenance and capital improvement budgets.

How many total sq. ft. are you responsible for?
195,413 office space and 40,800 industrial space

How long have you been in the FM field? Education, certifications?
I have been in the FM field since 1985 and with TG since 1992. I have been a member of IFMA Austin since 1996. I
obtained my CFM (Certified Facility Manager) certification in 2000. I have also earned my FMA (Facilities Management
Administrator) and RPA (Real Property Administrator) designations from BOMI (Building Owners and Managers
Institute). In December 2005, I earned my Bachelor in Business Management degree from Concordia University Austin.

Who do you report to?
John M. Sutton, AVP, Corporate Services. He is responsible for facilities, purchasing, risk management, safety & health,
records, and mail and shipping/receiving.

Who reports to you?
(1) direct report-Chief Engineer
(3) indirect reports-Building Engineer and (2) Maintenance Technicians

Do you outsource any functions? Which ones?
We outsource the majority of facility services… janitorial, security, landscaping, space/furniture design, and mechanical.

Describe any energy conservation measures you have implemented in your facility.
We are fortunate to own a facility which was designed for energy efficiency in mind and that we were able to add
additional features during the build-out. These include a light harvesting system, Direct Digital control system,
occupancy motion detectors, high efficiency transformers, and VFDs. TG submitted and was granted EPA's Energy Star
Building Label the past two years. Buildings that rate in the top 25 percent of energy-efficient buildings in the nation may
qualify for the ENERGY STAR.

What are some FM challenges you face within your organization?
While it is basic FM function to create space and furniture standards, it can be a difficult process to maintain consistently
across the corporation all of the time. For instance, time limitations, space limitations, and budget timing, or a
combination of these can play a role in allowing variances. In other situations it can be difficult to match it up a
position's job functions to the applicable space standard.

Identify some challenges the FM industry as a whole must face in the near future:
The convergence of technology based products will result in the blending of facility and IT related job functions. This is
very evident in the support of data centers and physical security applications. More is coming. This just means that
facility managers must remain cognizant of this and ensure they devote time to improve and strengthen their IT skill-sets.

What are some of your hobbies and interests outside work?
Hobbies include walking dogs with my wife Amy, home improvement projects, travel, and smoking different kinds of
meats with my professional grade smoker pit.

Cold Call Q & A with Scott Slaughter, Account Executive for OM Workspace

Describe your company's core competency (service-oriented? Product driven? Consultant?).
OM Workspace offers a comprehensive resource you can turn to for all aspects of workspace
planning and design.

What is your primary job function?
I am primarily focused on business development.

How much of your time is spent in the office vs. in the field?
I spend most of my time out of the office, probably around 60/40.

Describe an average day.
I arrive in the office early and answer emails and voicemails. I then attack the day by addressing current projects and
developing new ones.

What's the best part about your job?
I really enjoy assisting my clients in providing the best solutions for their furniture needs.

What type of clients do you work with (industries you serve or specialize in? size of companies you work with, etc.)?
I generally work on project oriented business or companies in the 25+ employee category, but I have worked on projects
of as little as 1 chair to 600 + workstations. About 80 per cent of my work is local.

How long have you been in this field?
I have been in the office furniture industry for over 13 years. I started my sales career in the wholesale pharmaceutical
industry. My primary focus was on the independent pharmacy in the rural community.

Education, certifications?
I attended Austin College in Sherman, Texas.

How's business right now?
Business is good. This market really seems to be ahead of national trends.

Tell us about your personal life, family, hobbies and interests outside work.
I have no life, what's a life. I have a 13 year old daughter who plays fast-pitch softball. Between lessons, practice and
weekend tournaments there is not much time for anything else. I have been married for 29 years to my high school
sweetheart, Carol. We have 3 older children: David, 22, Christine, 25, and Alison, 27. During the fall I officiate high
school football. I have been involved in this for 17 years. I also enjoy an occasional golf outing.

Can we quote you on that?
If you are not living on the edge you are taking up too much room.

Superlatives in writing will not replicate the tour, so do

Our April luncheon featured speakers addressing two varied topics: Health & Safety; and, Energy Conservation & Rebates. Each has important ramifications for the work place.

The health & safety presentation from Austin's health department was an eye opener and addressed a subject that we should all have some awareness toward, Pandemic Flu. A pandemic is a global outbreak disease, a subject that the City of Austin is taking seriously. Even though we cannot immunize against a pandemic, planning and preparation measures will make a difference in slowing its spread. Please take a moment to educate yourself:
