Logistically Speaking                                                                        with Ted Ulmer, editor

I don't know if it was a chapter record or not, but IFMA-Austin hosted 92 guests for last month's luncheon at Crowne Plaza!  Thanks to Formaspace for sponsoring the event, a presentation by STG Design focusing on "Sustainable Best Practices."

Our March luncheon is this Thursday beginning at 11:30.  Austin Energy's Deputy Director, Mike McCluskey, will give us specifics about the utility's proposed energy resource plan, which is directed toward meeting regional generational needs to the year 2020. You should have received an Evite last week; please let us know if you did not.  It looks like we can comfortably seat 100 or more, when needed, so we hope to see you there. This luncheon is good for 0.1 CEU's and 1.0 CFM Maintenance points.

Our April golf tournament is on hold.  To confirm, this is not a cancellation; a new date has been established, Nov. 16, 2009. To borrow a golf phrase, we'll pick up again in the near future and hope to see you there.  Our golf committee is still happy to take your team and sponsorship registrations, as well as funds to secure your desired spot(s).  Please reach our Golf Chair, Trey Gardner: tgardner@rockford-texas.com, or at 416-4315.

To fill the spring golf tournament void, when was the last time you went bowling?  Seems like I'm able to bowl about once every five years or so, and I always have such a blast that it makes me wonder why I don't do it more often.  I'll just need to find a way to file down the cleats on my golf shoes (which are real handy for playing "Twister," by the way). IFMA-Austin is developing a chapter bowling event now.  No bailout money is available, but stay tuned for details on this late breaking fun.

Congrats to Crystal Green of ISS Facility Services and Grounds Control.  Crystal is our new Programs Chair, and we are very pleased to welcome her aboard to this important position.  Bravo!

Continue on to read about Jim Stonestreet in "Performance Review."  Jim has tremendous responsibility in his position at The Statesman and this is your chance to get to know him a little better.  And, if you think this is a perpetually slow time for commercial real estate brokers, read about Zane Cole of Aquila Commercial in our associate feature, "Cold Call."

Sustainability is the official theme during chapter president Mark Wendland's tenure.  If you have an interesting article, or have enacted recent measures of sustainability for your organization, please let us know.

Member Amy Weldon reports that "Clean Scapes has been 'Green Garden Certified,'
a designation reflecting the utmost commitment to environmental care and awareness in professional landscaping installation and maintenance. This certification is the result of professional training for landscaping installation and maintenance tailored for Central Texas."  Clean Scapes has also been named as a stakeholder in the Central Texas Clean Cities Alliance.

Member company The Bommarito Group and the IIDA invite you to a showing of student work and a HSW CEU, "Healthy Solutions for Interiors" for the award-winning Austin Ballet project.  The event happens March 31 starting at 5:30 PM for cocktails, 6:00 for the CEU, and a tour immediately after.  Ballet Austin is located in Austin at 502 W. 3rd Street.

"Cold Call
"   with Zane Cole of Aquila Commercial

"Cold Call" is a regularly featured interview with an associate member.

Describe your company's core competency.
AQUILA Commercial is an Austin, Texas based, full-service commercial real estate firm. Our mission is to enable our clients – owners, users, investors, and developers of commercial real estate – to make the best decisions possible by providing strategic consulting and transaction services that enhance value, reduce costs and manage risk.

Describe your primary job functions.
My role as an Industrial Tenant Representative allows me to work with companies who are interested in leasing or purchasing an industrial building – including warehouse, manufacturing, and value office applications.

Describe an average day.
A typical day for me starts at the gym at 6:00, then to the office by 8:00.  I catch up on emails, voicemails and paperwork – then usually a sales meeting.  I often have property tours scheduled; otherwise I’m out cold calling on prospects.  I will possibly have a networking event or some other client/prospect entertainment at lunch or happy hour.  At the end of the day, I may finish up with some financial analysis for my clients or some other administrative tasks.  I’m home by 7:00.

What type of clients do you work with?
All of my experience is related to Industrial space, including manufacturing facilities, semiconductor facilities, data centers, call centers, distribution, recycling, wholesalers and bulk storage. My clients range in size from 5,000 square feet to 100,000 square feet with a wide range of the number of employees.

What percentage of your work and clients is local/regional/national?
AQUILA is an Austin-based company and we service clients in the Austin area exclusively.

How long have you been in this field?  Tell us briefly about your career, education, certifications.
Four years ago, I began my career in commercial real estate at Hill Partners as an Industrial Tenant Representative and made the switch to AQUILA Commercial in 2008.

How's business right now?
In tough economic times is when a tenant representative shines because we have the opportunity to negotiate better deals for our clients, so I have actually been extremely busy.

Identify some challenges in your industry.
Even though now is the time to get some really great concessions, companies are preparing for the worst and not always open to taking advantage of the current market.

Tell us about your personal life, family, hobbies and interests outside work.
I have lived in Austin since 1992 when I attended The University of Texas on a track and field scholarship and graduated with a degree in computer science.  I am married to a first grade teacher, Marie, and we are expecting our first child in July.

Can we quote you on that?
“What I do today is important because I am exchanging a day of my life for it.”

Thanks, Zane!
