Meet Jim Stonestreet, Director of Maintenance
& Facilities for the Austin American Statesman
Provide some insight on your Employer/Company's core
function/service.
The Statesman compiles, edits, and organizes information. We print,
distribute, and handle many different products. We serve a large number
of customers in the Central Texas market with products such as The
Austin American-Statesman, nine area community newspapers, regional
newspapers, and specialty newspapers.

offices, e.g., corporate, industrial, owned, leased, downtown, suburban,

The
Austin American-Statesman is located on 18 acres at the southeastern
intersection of the Ann Richards Memorial Bridge and Lady Bird Lake.
The building is comprised of offices, printing press spaces, a paper
warehouse, shipping & receiving docks, insertion machinery spaces, a
central plant, and maintenance spaces. The total space under roof is
about 339,000 sf. The business and property is owned by Cox
Enterprises, Inc. of Atlanta, GA.

Identify Company’s total number of employees.
850 full-time employees. What are your primary job functions?
Day-to-day
operation of the Facilities Administration, Facilities Engineering, and
Facilities Maintenance. Also
responsible for electrical and mechanical maintenance of the presses,
packaging, and material movement equipment.
The Statesman maintains an emphasis on interpersonal communications and
timely response to internal customer needs while meeting operations
requirements and following company policies and procedures.
How long have you been in the FM field?
Education, certifications?
Approximately 19 years. I have a BS in Chemistry and Nuclear
Technology, and an MBA. Career activities include military and
commercial nuclear power; facilities engineering & construction of
hazardous waste processing; design, construction, and management of a
facility in support of automotive coatings; operation and management of
a computer chip manufacturing support facility; facilities management of
a 106-acre site for mentally challenged residents; newspaper facilities
management; and consulting.
Who do you report to?

Vice
President of Operations.
Who reports to
you?
Facilities Maintenance Manager and the Building Services Manager, plus
17 hourly personnel.
What functions do you outsource?
Pest
control, landscape maintenance, parking lot sweeping, window cleaning,
closed cooling water chemistry, elevator service, chiller preventive
maintenance, fire suppression, and alarm system maintenance.
Describe your recycling program, if applicable.
The Statesman
recycles newsprint, office paper, cardboard, plastic bottles, aluminum
cans, and scrap metal.
Describe any
energy conservation measure you have implemented in your facilities.
T-8 fluorescent lamps throughout the building including high-bay
warehousing; high efficiency boilers for hot water heat; variable
frequency drives on pumps and fans; time-of-day space conditioning;
lighting controls.
Identify some FM challenges you face within your organization.
Budget reductions, capital improvement authorization.

Describe your company's core
competency.
AQUILA Commercial is an Austin, Texas based, full-service commercial
real estate firm. Our mission is to enable our clients – owners, users,
investors, and developers of commercial real estate – to make the best
decisions possible by providing strategic consulting and transaction
services that enhance value, reduce costs and manage risk.
Describe your primary job functions.
My role as an
Industrial Tenant Representative allows me to work with companies who
are interested in leasing or purchasing an industrial building –
including warehouse, manufacturing, and value office applications.
Describe an average day.
A typical
day for me starts at the gym at 6:00, then to the office by 8:00. I
catch up on emails, voicemails and paperwork – then usually a sales
meeting. I often have property tours scheduled; otherwise I’m out cold
calling on prospects. I will possibly have a networking event or some
other client/prospect entertainment at lunch or happy hour. At the end
of the day, I may finish up with some financial analysis for my clients
or some other administrative tasks. I’m home by 7:00.
What type of clients do you work with?
All of my
experience is related to Industrial space, including manufacturing
facilities, semiconductor facilities, data centers, call centers,
distribution, recycling, wholesalers and bulk storage. My clients range
in size from 5,000 square feet to 100,000 square feet with a wide range
of the number of employees.
What percentage of your work and clients
is local/regional/national?

AQUILA is
an Austin-based company and we service clients in the Austin area
exclusively.
How long have you been in this field?
Tell us briefly about your career, education, certifications.
Four
years ago, I began my career in commercial real estate at Hill Partners
as an Industrial Tenant Representative and made the switch to AQUILA
Commercial in 2008.
How's business right now?
In tough
economic times is when a tenant representative shines because we have
the opportunity to negotiate better deals for our clients, so I have
actually been extremely busy.
Identify some challenges in your industry.
Even though
now is the time to get some really great concessions, companies are
preparing for the worst and not always open to taking advantage of the
current market.
Tell us about your personal life, family,
hobbies and interests outside work.
I have lived
in Austin since 1992 when I attended The University of Texas on a track
and field scholarship and graduated with a degree in computer science.
I am married to a first grade teacher, Marie, and we are expecting our
first child in July.
