Logistically Speaking...   with Ted Ulmer, editor

Recently I heard a comedian say that for around 10 to 15 years now he's enjoyed eating at Arby's because of their 5-for-5 deal -- five sandwiches for five bucks.  "Couldn't beat it back then, and you still can't beat it today," he boasts. 

He goes on to share his joy of this favorite fast food deal, and also expresses admiration for the franchise because they have somehow managed to keep prices the same for so long.  However, his amazement eventually becomes skepticism of the long-standing deal.  "How is this possible?  Were they actually overcharging me all these years?"  That was a short-lived theory (Arby's wouldn't do that to me) so our comic concludes by strongly reminding us that the restaurant the only American company doing something about inflation.  Applause!!

Guess you had to see it, but it was funny.  This comedian also got me thinking.  The service that I've been selling for nearly 12 years (local office moving services) costs the consumer about the same now as it did then.  It was like this in my old hometown, Seattle, and it's probably pretty similar here in Austin.  Considering the increase in costs for fuel and labor since 1996, you might say that local moving is a good deal.

Truth be told, you have the government to thank for a competitive moving industry.  This is mainly due to deregulation, and it's coming to an energy provider near you.  Whether this translates into reduced energy rates for the masses, we'll see.  But the combination of technological advances and deregulation should produce a competitive market for energy that benefits all.

Provide some insight on your Employer/Company's core function/service. 
AT&T is a global telecommunication company.

Editor's note: Melody was having a challenge finding complete data for this answer.  We suspect that AT&T real estate may be approaching turf comparable to the final tally for the Ottoman empire.

Identify Company's total number of employees..
Over 50,000.             

What are your primary job functions?
My primary job functions are to ensure that the AT&T retail locations are safe, comfortable and able to conduct business as dictated. This includes HVAC, janitorial, security and general maintenance for the sites.

How long have you been in the FM field?
I have been in the property/facility management field 15 years and have a CFM and RPA certification.

How many square feet are you responsible for?
135,000 square feet.

Who do you report to?                                                              
Director of Real Estate, Central Region.                                                                  

Who reports to you?
I have no direct report.

Do you outsource any functions? Which ones?
All functions related to property management are outsourced in the retail sector.

Describe your recycling program, if applicable.
We have a program to recycle cell phones and cell phone batteries. We also participate in paper recycling via our document destruction company.

Describe any energy conservation measures you have implemented in your facility.
There are some programmable thermostats and lighting controls in my various office locations, however, the Landlords control most of the energy conservation features.

Identify some FM challenges you face within your organization.
I believe energy costs are one of the major challenges we face within our organization.

Identify some challenges the FM industry as a whole must face in the near future.
The FM industry will continue to face rising energy costs and the pressure to convert to green products and methods when ever possible. This will all have to be accomplished as spending budgets become smaller. 

What are some of your hobbies and interests outside work?                               
I am interested in photography, gardening and travel.

Describe your company's core competency.                                             
We specialize in creating environments designed to last. We’re committed to finding sustainable, proven products and will guide your job from inception to install.

Describe your primary job functions.
Commercial Flooring Sales.  I work with end users, and architect/designers specifying flooring for a variety of industries, private to public.  I work with General Contractors building relationships and making sure all of their needs are met from beginning of the project to end.

Describe an average day.
I check emails.  I meet with clients about specific projects they are working on.  I review proposals and contracts for projects I’m working on.  I also go over plans and pricing with estimating. 

What type of clients you work with?                       
Healthcare, Education, Corporate, State/Government, you name it.

What percentage of your work and clients is local/regional/national?
85% of our business is local (Austin and surrounding) and 15% of our business is regional (San Antonio, Valley, Waco, Killeen).

How long have you been in this field?  Tell us briefly about your career, education, certifications.
I spent two years going to school at BYU Idaho and when I realized I wasn’t going to be a professional basketball player, I found my calling in sales.  I’ve been in the flooring industry for roughly a year.  I’ve spent my entire career in a sales capacity from office supplies (furniture), technology (cellular/computers/software), and most recently construction.

What’s the best lesson you’ve learned from a client?
Patience, it seems in construction there is rarely a time where everything goes as planned.  Being the perfectionist that I am, it was hard for me to adjust to that reality.

Tell us about an interesting situation(s) you’ve encountered related to your current work.
Well as funny as this may sound, and I think Ted (Ulmer, newsletter editor) is the only one who will fully appreciate what I’m about to say……… 

The most interesting and challenging thing I’ve encountered working in this industry so far is finding the time to fill one of these questionnaires out.  I love QA’s and I love to be the center of attention, but to make time in this ever so changing and demanding industry is very hard.  Obviously the end result is……  I’ve found time to be the center of attention.  Thanks for your patience Ted.  (Editor's note: No problem; handy training for potential dental career).

How's business right now?
Business is great!  Austin is continuously growing and I don’t see it slowing down anytime soon.  Regardless I’m always in the market for more work, so below I’ve attached my contact info.  If you need floors in your facility, please don’t hesitate to contact me directly.

Identify some challenges in your industry.
The most challenging part of our business is finding out about a project and then being the first to contact the right people.  It’s a daily rat race, but that’s what I love about it.

Tell us about your personal life, family, hobbies and interests outside work.
I have a wonderful wife who puts up with me on a daily basis.  We are expecting our first child at the end of April.  I’m an avid sports fan and basketball player.  I enjoy working out and take pleasure in living a fairly healthy lifestyle.  I’m a volunteer basketball coach for the Town and Country program here in Austin.  I’m also a Scout Master for a local scout troop in Round Rock.

Can we quote you on that?
Being the crazed basketball fan that I am, I believe the best quote I’ve ever heard was from Jimmy Valvano (Basketball Coach and Founder of the Jimmy V foundation) who was dying from cancer giving his last public speech at the ESPY’s in which he said, “In whatever it is that you do-- don’t ever give up, don’t ever give up.”

More Changes Coming to City of Austin's Energy Policy

Recently the Austin City Council directed the City Manager to investigate, identify, and make recommendations regarding cost-effective, energy efficiency retrofits and upgrades that can be made to existing homes, multifamily and commercial buildings (referred to as Resolution No. 20071213-064).  This resolution is a component of the Austin Climate Protection Plan, No. 20070215-023.        

As a result, an Energy Efficiency Retrofit Task Force was formed.  It is comprised of individuals from real estate related industries and professional associations.  Task force members include architects, real estate inspectors/appraisers, IFMA, BOMA, lenders, mortgage brokers, apartment representatives, home remodel contractors, HVAC/home performance contractors and City of Austin officials.  

While the resolution is very broad in its scope, the task force is charged with developing and recommending specific protocols which will mandate future energy efficiency standards in existing buildings. 

To help you understand some of the challenges the task force is faced with, see language from Resolution below: 

  • Protocols shall include requirements for basic efficiency outcomes and may include incentives or requirements for advanced efficiency outcomes.  Outcomes may be achieved through prescriptive or performance-based measures.   
  • Protocols shall require energy-use disclosure through provision of historic energy consumption data, an energy rating system, or another suitable method as determined by the task force. 
  • Protocols shall apply to owner-occupied residential properties at the point of sale. 
  • Protocols may apply to residential rental properties, commercial properties, and institutional and industrial properties by a date certain.
  • Mechanisms for financing the energy upgrade and retrofit requirements.  
  • Point-of sale protocols shall be designed to minimize any disruptions to or delay property closings and shall take into account the value of energy savings accruing to property buyers.

The task force has been given a deadline of June 1, 2008 to provide a report of its findings to the City Manager.  The City Manager, in-turn, shall provide a draft ordinance to the City Council by August 1, 2008. 

To date, two meeting have been held, but the task force has a lot of ground to cover in a very limited amount of time.  I am representing IFMA Austin in this task force and will keep you informed as additional information develops.
