President's Message - David Thomas CFM, LEED AP O&M

Once again we come to that time of year when we install our new board of directors, and we work to figure out what all of our new rolls entail. Before I discuss the coming year, it is imperative that I take a moment and say to our Immediate Past President, Pete Stein, THANK YOU!!! We have had such a tremendous year. In the face of an economic crisis that has significantly impacted many companies' spending in areas deemed “discretionary”, such as association memberships, we have been able to move forward on numerous fronts to add to the lives of our Professional members. Pete never shied away from new opportunities that had any chance of adding value to your membership. Once again Pete- Thanks for everything. (That does not give you permission to ride into the sunset)J  As you all know, nobody could do all of this alone. The Austin Chapter of IFMA has a great group of people that have dedicated countless hours to making this chapter the best it can be. I want to say to each of you, that it is such a pleasure working with you!!! Thank you for everything that you are doing behind the scenes that nobody ever sees and many times seems unappreciated. This coming year we will move forward with 5 priorities that will build on foundation that our chapter has been establishing.

1.     The last two years have been a real challenge financially for everyone and our chapter is no exception. It is imperative that financial stability be our number one focus this coming year. What exactly does this mean? You are going to see some changes to the way things have been done. We are going to change the way we do business and make “thinking outside of the box” a way of life. As a board we will commit to looking at new ways to accomplish the same goals. This starts with changing our golf venue. The Hills is a beautiful location and we have had some very successful tournaments there, but we believe that there are significant growth opportunities by simply changing our venue. The expected results will had significantly to achieving our number one goal. 

2.     Our committees will take center stage this year. There will be new members joining committees and we have some “pillars” in our membership that are shifting to new committees to help build them up. Each of our committees is ready and focused on having their most successful year yet. They are starting by establishing a set of goals for the next 12 months because- “If you don’t know where you are going, then any road will do”. Be on the lookout for great things from your committees!

3.     My goal is for this to be the “Year of the CFM designation”. Personally, nothing I have achieved in my professional life stacks up to my CFM designation. It took 10 years for me to develop the courage to sit for the CFM exam. Like many people, I did not have the fortune of working for a Facility Management professional. I sought out information, and taught myself most of what I know today. The CFM designation validates 19 years of learning from mistakes, and establishes instant credibility on me as a professional in my everyday interactions. Keep your eyes and ears open for exclusive opportunities for our CFM members/span>

4.     Regardless of your beliefs concerning the validity of climate change, sustainability is an excellent opportunity for Facility Managers to showcase their talents to the C-Suite. Sustainability has a high degree of relevance to our corporate worlds and we should continue to capitalize on this opportunity. This is an area that affords us more opportunities to think outside of the box. Aside from the topics we choose for our programs, we are looking for new, relevant, and timely opportunities to help you showcase your talents and understanding of a sustainable built environment. /span>

5.     Last but certainly not least we want to honor and appreciate our Associate Members. IFMA is built on a balance of Professional and Associate members. Neither of us can be successful without the other. We are way overdue for showing our “Worker Bees” how thankful we are for their contributing so much time and money to our overall success.

In closing my first article as the incoming President, I feel it is important to remind everyone that we are all a group of members helping members as we each strive to be the very best chapter possible. If anyone wants to get more involved, please contact me for more information.

Summer is here IFMA Austin, and it is Hot Hot Hot!!!! We finally hit the 100 mark last week, and I think we're going to stay close for the rest of the summer. What does this mean for us? It means two more months of double electric bills and triple water bills from the three cold showers you have to take daily. And it also means two more months of hearing "Is it hot enough for ya?" from the person who rides the elevator with you or gases up at the next pump over. That's one of those questions people ask but really don't want an answer to like "how are you?" and "does this look ok?" Can we just go ahead and scratch that question from our conversations altogether? I think we would all agree that anything over 99 degrees is hot enough for us!

Being that it is "hot enough for me", I was looking online for tips on how to stay cool this summer. I found a few great ideas that I would've never thought of. One particular site was very informative, so I wanted to share their expert ;) advice with you. 1. Stay inside. 2. Turn on your AC. 3. Use Ceiling Fans  4. Drink water.  I myself like to take a different approach and see every situation as an opportunity. Carpe diem right?  Soooo, what I like to do is park in the sun for 2-3 hours and then go sit in my car for about 20 minutes before turning it on. It's a great calorie burner and detoxifier! I get the full effects of a sauna without the monthly gym membership fee. (I only recommend doing this at the end of the day when you have no more clients to see and have had plenty of water).  :-)

BIG THANKS to Shannon Schiermann for a wonderful bowling tournament! The Bowl-a-Rama on June 24th was a huge success! Congratulations to Tery Swets and the rest of the CORT Furniture team for taking home the 1st place trophy. Pearson took home the 2nd place and Todd Coleman and his TBS team took home the coveted "Dead Ass Last" trophy. Our next chapter luncheon is Thursday September 9th from 11:30-1:00 at Crowne Plaza. Carl D. Wren with the Austin Fire Department will be giving a presentation focusing on the Echelon Building - its construction, fire suppression system, AFD’s response to the plan crash and the PM’s role in training building occupants. This is one you will NOT want to miss! Watch for the Evite.

The IFMA Austin Fall Golf Tournament at Teravista is just around the corner on Wednesday September 15th. Clear your calendars people because this will be a full day event. Registration & Lunch are at noon. Shotgun is at 1:30. Dinner & Raffle immediately following the tournament. There are both sponsorships and teams available for those of you who haven't signed up. (You know who you are. I know who you are too!). Golf Goddess Jill Goodwin and her committee have been working hard to make this a fabulous tournament, so do your part and show some support! GOLF! GOLF! GOLF!

The October luncheon will be on Thursday the 14th from 11:30-1:00 at Crowne Plaza. Program and sponsor are TBD. Check the IFMA website for details, and watch for the Evite.

IFMA's World Workplace is just around the corner on October 27-29 at the Georgia World Conference Center. This event is a great way to keep up with the industry trends and advancements in technology critical to the facility management industry. World Workplace offers great education and networking opportunities and a free Expo filled with product demos and informative presentations. IFMA members get a $200 discount on registration.

Don't forget to take a look at the education section at the end of the newsletter. It is updated every newsletter with the most current classroom courses and reviews. There is a new section for you to record your CEUs after the luncheons. And remember, this is the year of the CFM, so make sure you check out the information on how to earn your designation.

Welcome everyone to a new year for the Austin Chapter of IFMA!!! I want to start this new year by saying a HUGE THANK YOU to all of our Associate Members who give back so much of their time and resources to our chapter. Your commitment to our chapter allows us to pursue our mission of enhancing the business of FM. Almost anything that could ever be needed in our facilities is available from one of the companies represented by our members. Many times we don’t even realize how much is available through our own chapter members.

Our first event for this year is going to a Meet and Greet combined with a tour:

Get Heard When Decisions are Being Made

Let's face it. "Clout" isn't a word that often comes up in discussions about facility management. The CEO has it. The CFO has it. Even the CIO has it. But the FM? In many organizations, facility management isn't exactly on equal ground with other departments — it may no longer be relegated to the boiler room, but it's hardly a regular figure in the boardroom.

And for many facility managers, that's all right. They didn't go into the field expecting a high-profile position. Facility managers take pride in their work and know how important it is, even if others don't. More recognition would be nice; more funding for facility projects would be even better. But clout?

Well, why not? Clout is a key ingredient in the recipe for corporate success. It can help facility managers win support for projects that will improve the performance of their facilities. It can boost job satisfaction — and job security — for members of the facility team. And it can reduce if not remove some of the frustrations of the job.

To get clout, facility managers don't have to learn the black art of back-stabbing or become masters of the power play. In fact, the steps most likely to get facility managers clout are things that will make the department more effective.

By focusing on best practices, facility managers can add value while building up their standing within the organization. Just ask Kirk Beaudoin, territory facility manager for Nike's retail facilities department. He is part of a four-person team that oversees nearly 3 million square feet of space, a $6 million maintenance and repair budget, and a capital budget of another $6 million. The team recently reinvented itself, creating a departmental mission statement to align with the corporate mission, paring down the number of vendors and implementing a Web-based work order system. Top management has taken note. When the team recommended replacing HVAC units in Nike stores before they failed, the plan was quickly approved.

"You build credibility through being master of your industry," Beaudoin says. "If our leaders were polled, they would probably say that our facility department is the gold standard of the industry. They might not have anyone to compare us to, but it's what every facilities department strives for. If people want an answer that's facilities-related, they're going to come to us."

The Goal: Shaping Decisions

Beaudoin shies away from the word "clout." He prefers "credibility." And he's not alone. Some in the field find the word threatening. Others think it suggests an authority that facility managers don't have. These facility managers and consultants prefer "influence," "credibility" or "respect." It's true those terms don't come with the baggage that "clout" brings. But they have limitations of their own. None has the assertive quality that clout does. None suggests as strongly that the facility manager has earned a place in high-level discussions. And none implies so clearly the ability to get things done.

There's nothing magic about clout. It's not as if facility managers who have it always get their way. It certainly isn't a license for facility managers to throw their weight around. But clout does give facility managers a chance to be heard when it counts — when decisions are being made that have important ramifications for a specific facility or for the entire real estate portfolio.

"If you have clout, you can explain to senior executives why sustainability is important, why contingency planning is important," says Stormy Friday, president of The Friday Group and a well-known speaker and writer on facility management issues. "You can then influence decisions about resource deployment."

The ability to get the ear of top management is becoming more important for facility managers. One reason is that long-time facility management issues like energy efficiency are now getting the attention of the C-suite. Increasingly, the old approach to energy efficiency — one that focuses strictly on building systems — won't be enough, says Jim Sinopoli, a consulting engineer who has worked with hundreds of buildings over the past 30 years. Instead, facility managers will have to address matters that may affect building occupants or other departments — things like IT energy use, plug loads and occupancy schedules. To reduce an organization's energy use, the facility manager may need to explain to top management why changes should take place in areas that are outside the traditional purview of facility management.

Data centers, for example, are notorious energy hogs, but most of the electricity they consume powers servers and storage devices, not the facility infrastructure that supports them. A facility manager with clout is better positioned to be taken seriously when asking IT to consider more efficient technology, even if the first cost is higher.
